Turning a garage into a proper room is one of the most cost-effective ways to add living space in Leeds, because the walls, roof and floor are already there. How much it costs depends far more on what state the garage is in, and what you want the room to be, than on its size. This guide explains what drives the price of a garage conversion in Leeds and what a proper quote should cover.
What decides the cost
The floor. Most garage floors sit lower than the house and have no insulation or damp proofing. Raising, insulating and damp proofing the floor to meet the rest of the house is a big part of the job.
The walls. Single-skin garage walls need insulating and often a stud wall inside to bring them up to standard. Any damp has to be dealt with first.
The door opening. The garage door usually becomes a window with a section of new wall underneath, built to match the outside of the house as closely as possible.
The roof. A flat garage roof that is near the end of its life is best replaced while the job is on, rather than after the new room is decorated.
What the room is for. A bedroom or office needs heating, lighting, sockets and decent insulation. A utility room or shower room adds plumbing and waste. Anything with water in it costs more.
Building regulations. Turning a garage into a habitable room needs building regulations sign-off for things like insulation, ventilation, fire safety and the new wall. That is part of doing it properly and should be on any serious quote. Planning permission is not usually needed, but it is worth checking, especially on newer estates where permitted development rights can be removed.
How we price a garage conversion
We price on days on site plus materials, listed on the quote so you can see where the money goes. Electrics are done by registered electricians and any gas work by Gas Safe engineers. We take a 40% deposit to book the start date and order materials, with the rest paid in stages as the work goes.
Before we quote we look at the floor, walls, roof and door opening, because those four things decide most of the price. We will tell you plainly if something like the roof should be done at the same time.
Questions to ask before you go ahead
- Is building regulations sign-off included?
- How will the floor be brought up to the level of the house?
- What insulation is going in the floor, walls and roof?
- How will the new wall and window match the outside of the house?
- Who does the electrics and are they certified?
