Bathroom floor rebuilt after water damage, Kirkstall
A leak had been working away undetected beneath a Kirkstall bathroom, rotting the joists and subfloor to the point where the floor was no longer structurally sound. We stripped everything back, replaced the damaged timber, renewed the pipework throughout and refitted the bathroom ready for use.
- Rotten joists cut out and replaced
- New chipboard and ply subfloor laid
- Hot and cold pipework renewed to toilet, sink, bath and shower
- Stud wall built and bath fitted in place

Behind the Finished Job
More than a new bathroom finish
See how one bathroom repair progressed from exposed floor damage to structural repair and a reinstated bath and shower.
See the repair, step by stepWhen you claim on your home insurance for a leak, a rotten floor or water damage, the insurer will often ask for a cause of damage report from a professional before they agree the claim. That report needs to say what happened, why it happened, how far the damage has spread and what it will take to put right — in plain terms a loss adjuster can act on. CLM Projects does exactly that. We inspect the damage on site, open up where it is agreed and necessary, take moisture readings and dated photographs, and write it up as a clear report with our professional opinion on the cause, the extent of the damage, how urgent it is, and the repair required. You get a link to view it and save it as a PDF to send straight to your insurer. Because we repair this kind of damage every week — soft and rotten bathroom floors, damaged joists, ceilings below leaking bathrooms — the report is written by the people who actually open these floors up, not by someone guessing from a photo. If the claim goes ahead, we can also quote and carry out the repair, so you deal with one accountable team from the first visit to the finished room.

FAQs
Insurance Cause of Damage Reports — Your Questions
My insurer has asked for a cause of damage report — is that what this is?
Yes. Insurers often want a professional's written opinion on what caused the damage before they agree a claim, especially for leaks, water damage and rotten floors. Our report covers the cause, the evidence, the extent of the damage, how urgent it is and the repair needed, with photos and moisture readings — the information a loss adjuster looks for.
How quickly will I get the report?
Usually within a day or two of the inspection. You get a link by WhatsApp, text or email that opens the report, and you can save it as a PDF and send it straight to your insurer.
How much does a cause of damage report cost?
£150 for the on-site inspection and the full written report, agreed before we visit — no surprises. Any repair work is quoted separately, and if you go ahead with the repair with us, we take the £150 off your bill.
Will the report guarantee my claim is accepted?
No one can promise that — the decision is your insurer's. What we give you is an honest, professional opinion backed by photos, readings and evidence. We report what we find, not what anyone wants to hear, which is exactly why insurers take a proper report seriously.
Can you do the repair as well?
Yes. Repairing leak-damaged floors, joists, ceilings and bathrooms is our everyday work. Once your claim is agreed we can quote the repair and carry it out, so the same team that found the damage puts it right.
What kind of damage do you report on?
Mostly water damage: leaking showers and baths, soft or rotten bathroom floors, damaged joists, and ceilings damaged by a leak from above. If the damage needs a structural engineer or a specialist flood-drying company instead, we will tell you straight away.
