If you have found a leak, a stain on the ceiling below the bathroom, or a floor that gives a bit near the bath, the first thing most people want to know is what it is going to cost to put right. The honest answer is that nobody can give you a fair figure from the doorway, because the cost of a leak is almost never the leak itself. It is what the water has done while nobody could see it. This guide explains what actually drives the price of leak and water damage repair in Leeds, so you can make sense of any quote you get.

Why two leaks can cost completely different amounts

How long it has been going. A drip that started last week usually means a fitting, a seal and some drying out. A slow leak that has been running for a year or two can rot the boards, the joists and the bottom of the stud walls. On a recent job in Seacroft the bathroom looked fine from the doorway. Once we lifted the floor, the subfloor and joists under the bath had rotted through and had to be rebuilt before anything else could go back.

Where the water went. Water travels along joists and pipes before it shows itself, so the stain on the ceiling is often a metre or two from the actual leak. The more of the structure it has reached, the more has to come out.

What has to come out to get to it. Tiled floors, boxed-in pipework, a bath panel tiled over, a shower tray with no access. Getting in and back out again is part of the job, and so is putting the finish back afterwards.

The room below. If the water has come through, the kitchen or lounge ceiling may need cutting out, drying, re-boarding and skimming. We had exactly that on a Kirkstall job, where the kitchen ceiling had to be propped before we lifted anything upstairs.

Fixing the cause, not just the damage. A good repair finds why it leaked: a failed seal, a pushed-fit joint, a shower with no proper waterproofing behind the tiles. Patching the damage without fixing the cause just means paying twice.

How we price a leak repair

Every job is priced on two things you can see on the quote:

  • Time on site. How many days it takes to open up, repair the structure, fix the cause and make good.
  • Materials. Timber, boards, pipework, waterproofing and finishes, listed on the quote.

There is no call-out charge and the quote is free. Send us a few photos and a short video of the problem and we can usually tell you what we think is going on and roughly what is involved. Where we need to see it, the visit is free too.

If you need something in writing, for example for an insurer or a landlord, we can do a written report on what we found and what caused it. That has a small fee, and it comes off the bill if we then do the repair.

Signs you should not leave it

  • A ceiling stain that keeps growing or goes soft when pressed
  • A floor that flexes or creaks near the bath, shower or toilet
  • Grout or sealant that keeps going black or cracking in the same place
  • A musty smell in the bathroom that never quite clears
  • Paint bubbling on the wall behind the shower

Every one of these gets more expensive the longer it is left, because the water keeps doing damage you cannot see.

Getting a price

The quickest way to a clear figure is photos first. Show us the stain, the floor, the area around the bath or shower, and anything you have already noticed. We cover Leeds and West Yorkshire, and we will tell you straight whether it is a small fix or something that needs opening up.

See our leak and water damage repair page or the Seacroft floor rebuild to see what this kind of job looks like start to finish.
