Garage Conversions Leeds
Turn an unused garage into a real room — bedroom, office, gym or playroom.
Read our Google reviewsFree, no-obligation quotesFully insured

A single garage rarely holds a modern car comfortably and often ends up as storage for things that could live in the loft. Converting it into usable living space — a bedroom, home office, playroom or gym — is one of the most cost-effective ways to add a room in Leeds, because the structure, foundations and roof are usually already there. CLM Projects handles garage conversions from planning support through to a finished room: insulating and damp-proofing the structure, replacing the garage door with a matching wall and window, running new electrics and heating, and finishing to the same standard as the rest of your home. With 20 years' experience we'll tell you honestly if your garage is a straightforward conversion or needs structural work first — some older garage bases and walls weren't built to habitable-room standard and need addressing before anything else happens. Fully insured, Leeds-based, built on trust and built to last. Get in touch for a free, no-obligation quote.

FAQs
Garage Conversions — Your Questions
Do I need planning permission to convert my garage?
Usually not, if you're not extending the footprint or changing the external appearance significantly — most garage conversions are covered by permitted development or don't need permission at all. Building Regulations still apply though, because you're turning a non-habitable space into a habitable room, and we coordinate that.
Is my garage suitable for conversion?
Most are, but some older garage bases and walls weren't built to the same standard as the rest of the house — no damp-proof course, a thinner slab, or a wall that isn't insulated. We assess the structure honestly before quoting, because that affects both the cost and what's actually possible.
What can I use the space for?
Whatever the room needs to do — bedroom, home office, playroom, gym or an extra reception room. The main constraints are ceiling height, which is usually fine, and access, which we plan around during design.
Will it still look like a garage from outside?
Not if you don't want it to. Most conversions replace the garage door with a wall, window or door matched to the rest of the house, so it reads as part of the building rather than a converted garage.
How long does a garage conversion take?
A straightforward conversion is typically 3 to 5 weeks on site. If the base or walls need structural work first, that adds time — we'll give you a realistic programme once we've assessed the existing structure.
