Structural Repairs Leeds
Cracked walls, failed lintels and movement in the structure — diagnosed honestly and fixed properly.

A crack in a wall doesn't always mean subsidence, and treating it like a cosmetic problem — filling it and painting over — doesn't tell you anything about why it appeared. CLM Projects assesses structural movement across Leeds honestly: is it seasonal clay movement, a failed lintel, a leaking drain undermining the foundation, or genuine subsidence that needs a structural engineer's calculations before anyone touches a trowel. With 20 years' experience we've seen most of what causes movement in Leeds housing stock, from Victorian terraces to 1930s semis. Where a repair is straightforward — a failed lintel, cracked brickwork, a sagging opening — we carry it out ourselves. Where the job needs a structural engineer's sign-off, we bring one in and manage their input as part of the project, so you deal with one accountable team rather than finding and coordinating a specialist yourself. Fully insured, Leeds-based, built on trust and built to last. Tell us what you're seeing — photos help — and we'll arrange a free, no-obligation quote.

FAQs
Structural Repairs — Your Questions
Does a crack in my wall mean subsidence?
Not usually. Most cracks in Leeds homes come from seasonal ground movement, a failed lintel, thermal expansion or a leaking drain washing out the ground beneath a foundation — genuine subsidence is one possible cause among several. We assess before assuming, because the fix is completely different depending on the cause.
Do you bring in a structural engineer?
Where the repair needs engineering calculations or sign-off — genuine subsidence, a significant structural crack, removing a load-bearing wall — yes, we bring one in and manage their input as part of the job. You get one accountable contractor rather than having to find and coordinate a specialist yourself.
How do I know if it's serious?
Hairline cracks in plaster are common and rarely structural. Cracks wider than about 3mm, ones that run through brickwork rather than just plaster, or ones that are actively growing are worth having assessed properly. Send us photos and we'll give you an honest read.
Will you just fill the crack, or fix what caused it?
We address the cause. Filling a crack without dealing with why it appeared just means it reopens, often within a year. We diagnose first, then repair — including bringing in an engineer if the cause needs one confirmed.
How long does a structural repair take?
It depends entirely on the cause. A failed lintel can be a few days' work; underpinning-level subsidence work is a much longer project involving an engineer's design. We give you a realistic timeframe once we know what we're actually dealing with.
Is this covered by insurance?
Sometimes — subsidence and certain structural damage can be a buildings insurance claim. We're happy to provide reports and photos to support a claim, though the claim itself is between you and your insurer.
