Bathroom floor rebuilt after water damage, Kirkstall
A leak had been working away undetected beneath a Kirkstall bathroom, rotting the joists and subfloor to the point where the floor was no longer structurally sound. We stripped everything back, replaced the damaged timber, renewed the pipework throughout and refitted the bathroom ready for use.
- Rotten joists cut out and replaced
- New chipboard and ply subfloor laid
- Hot and cold pipework renewed to toilet, sink, bath and shower
- Stud wall built and bath fitted in place

Behind the Finished Job
More than a new bathroom finish
See how one bathroom repair progressed from exposed floor damage to structural repair and a reinstated bath and shower.
See the repair, step by stepA soft or spongy bathroom floor, cracked or moving tiles, or a stain spreading across the ceiling or the room below are stressful because you don't know how bad it's got until someone looks. Our leak-damaged floor and bathroom water damage service in Leeds starts with a free quote — send us photos and a description and we'll give you an honest first view. If we need to see it in person, we'll come out and look, and the visit and quote are free with no obligation. If you'd like a full investigation with a written findings report — useful for an insurer, or just for peace of mind — that's £150, and if you go ahead with the repair with us, we take the £150 off your bill. Floor damage is often what worries people most — a shower or bath leak that's reached the floor can soften or rot the floorboards, chipboard or ply, and affect the joists or subfloor underneath if it's gone on long enough. Where water has reached the floor, we open up affected areas where needed, assess the subfloor and joists, and make good properly rather than hiding the stain under new tiles. The same leak often damages what's below too — a kitchen ceiling below a bathroom is a common one — and we make that good as part of the same job. It's the right fit for genuine damage: leaking showers and baths, soft or rotten flooring, damaged ceilings and plaster, failed sealant or waterproofing, and leaks that keep recurring because the real cause was never fixed. This is bathroom leak-related building repair — opening-up, assessment, making-good and reinstatement — not structural engineering, not a flood-drying company, and not an emergency plumber-only service, so if it genuinely needs a structural engineer, insurer-led restoration or an unrelated plumbing fix, we'll say so honestly. With 20 years' experience across bathrooms, plastering and floor repair, we know what a small stain can hide. If the damage reveals a bigger bathroom failure, we'll quote the proper repair or refit route rather than another patch — same accountable team either way. Fully insured and Leeds-based, we tell you what we find, not what's easiest to say.

FAQs
Leak-Damaged Floor & Water Damage Repairs — Your Questions
Is the quote free, and when would the £150 charge apply?
Yes, the quote is free — and so is the visit if we need to come out and see the damage. Send us photos and a description first and we'll tell you honestly what we can establish. The £150 is only if you want a full investigation with a written findings report, for example for your insurer. It is agreed before anything is booked, and if you go ahead with the repair with us, we take the £150 off your bill.
My bathroom floor feels soft or spongy, or the tiles have started cracking — is that something you can sort?
Yes — that's exactly the kind of problem we investigate and repair, and often the part people worry about most. A soft or spongy patch, or tiles that have started cracking or moving, usually means water has reached the floor and softened or rotted the boards, chipboard or ply underneath — sometimes the joists too if it's been going on a while. Where water has reached the floor, we open up affected areas where needed, assess the subfloor and joists, and make good properly rather than hiding the stain under new tiles or flooring.
The leak's in my bathroom but it's damaged the kitchen ceiling below — can you help with that too?
Yes — that's one of the most common patterns we see, and exactly what this service is built around. A bathroom leak often does its real damage a floor down, in the ceiling or wall of the room below, which is very often a kitchen. We treat that as part of the same job: trace and repair the cause in the bathroom, then make good the damage below, so you're not left finding a second tradesperson for a problem one leak caused.
Can you trace a leak you can't see the source of?
Yes. A stain on a ceiling doesn't always sit directly under the cause, so we check bathroom seals and tanking, pipe runs and water tracking along joists to find where it's actually coming from. If photos aren't enough, we'll come out and look as part of your free quote.
Do you repair the water damage as well as fix the leak?
Yes. Once the source is dealt with, we can repair soft or rotten flooring, subfloor and joist damage, replaster ceilings and walls, and retile affected areas as part of the same job, so you're not left finding a second tradesperson for the damage the leak caused.
The leak keeps coming back — can you actually fix it properly this time?
That's usually a sign the real cause was never dealt with, just patched. We trace the actual source rather than resealing over the symptom, and if the fix needs to go further — new tanking, proper waterproofing, floor or structural repair — we'll tell you honestly rather than sending you round the same loop again.
What if the damage is more serious than a normal repair — do you always take it on?
Not always, and we'll tell you honestly. This is bathroom leak-related building repair — opening up, assessing, repairing the affected build-up and making good — not a flood-drying company or an emergency plumber-only service. If what we find genuinely needs a structural engineer's sign-off, insurer-led restoration, or an unrelated plumbing fix, we'll say so rather than taking on something outside what we do.
Is this the right service for a dripping tap or a blocked toilet?
Not really — this service is built around investigating and repairing leak damage, so for a straightforward dripping tap or a blocked toilet with no damage, a plumber will usually sort it faster and cheaper. If you're not sure whether what you've got is "just a tap" or something that's actually damaged the structure or floor, send us a photo and we'll tell you honestly which it is.
What about flood restoration or drying out a flooded room?
That's a specialist job for a flood-restoration company with industrial drying equipment, not something this service covers. Once everything's properly dried out and you need the actual damage repaired — plaster, flooring, subfloor, tiling, structural timber — that's exactly where we come in.
My insurer wants a cause of damage report — can you write one?
Yes. We inspect the damage, take moisture readings and dated photos, and give you a clear written report on the cause, the extent and the repair needed, which you can send straight to your insurer. See our insurance cause of damage reports page for how it works.
How quickly can you come out?
Water damage tends to get worse the longer it's left, so send the details and photos as soon as you can. We'll give you a free first view and tell you the right next step, and if we need to see it, we'll book in a free visit as soon as we can.
