If you've searched for over-structure extensions in Wetherby, you're usually asking one thing: can I build on top of something that already exists? That might mean a new room above an existing single-storey extension, a bedroom over a garage, or a floor added above a kitchen or utility that was only ever built as single storey. The short answer is sometimes, and whether you can comes down almost entirely to what's underneath.

The foundations and walls below have to carry the new load. A single-storey extension built years ago may never have been designed to take a floor, a roof and furniture on top of it. So before anyone talks about the room you want, the existing structure needs checking: the footings, the wall thickness, the condition of the brick or block, and the ground it all sits on. On firm subgrade a structure may already have more in reserve than one built on soft clay or made ground, which is common around older Wetherby properties. That's not something you can judge from the outside, and it's not something to guess at.

This is where a lot of over-structure projects live or die. Where the existing footings can't take the extra, the options are to strengthen them, to transfer the new load with steels and padstones down to parts of the structure that can carry it, or in some cases to accept that building over isn't the sensible route. A good survey tells you which of those you're looking at before you've spent money on drawings for something that can't be built.

The second thing worth knowing early is drainage and water. We survey a lot of properties where the first visible problem is water getting in where it shouldn't. On a recent job the grout lines across a tiled floor had gone completely and the room had been flooding for two months, so we ran a drain inspection camera through to find the actual source before anything else was discussed. The same principle applies to building up: you need to know where existing drains run, whether anything is already failing, and how the new structure sits in relation to it. Build over a problem and you've buried it.

Planning and building regulations matter too. Building above an existing structure changes the look of the property from the street and alters its height, so it's worth checking early what's likely to be acceptable for your particular road and property type. Wetherby has a mix of older stone and brick homes and newer builds, and what works on one won't automatically pass on another. Building control will want to see how the new loads are carried and how fire, insulation and structural stability are handled.

On cost, be wary of anyone who gives you a figure before they've looked. The price of an over-structure extension is driven by what the existing foundations can take, how much strengthening or structural steel is needed, access to the site, levels, and what has to happen to drainage. Two jobs that look identical from the garden can be very different once you understand what's underneath. A real number needs a real look at the structure, and that's the honest answer rather than a made-up average.

The sensible order is survey first, then a clear view of whether building over is viable, then design, then a price based on actual conditions. It's slower at the start and it saves money and disappointment later.

We work across Wetherby and the wider Leeds area on single-storey and over-structure extension work. If you're weighing up building above an existing extension or garage, get in touch for a look at the structure and a quote based on what's actually there.
